Terms and Conditions for Holiday Rentals

GR Estates Temporary Rental Policy

At GR Estates, we want our guests to enjoy a comfortable, safe and worry-free stay. To ensure an excellent experience for everyone, we have established the following booking and accommodation terms and conditions, designed to provide a satisfactory and transparent experience when browsing our website and using our holiday rental services.

  • Check-in and check-out times. If you need to modify these times due to travel arrangements, we will do our best to accommodate your request, always subject to availability and prior notice. 
    • Check-in: from 4:00 pm.
    • Check-out: before 10:00 am.
  • Bookings and payments. Your booking will be confirmed once the corresponding payment has been received in accordance with the agreed terms. The remaining balance must be paid before arrival or at the stage specified during the booking process.
  • Security deposit.  A security deposit will be required to cover any potential damage or breaches of the accommodation terms of use. After the keys have been returned and the property has been inspected, the deposit will be refunded by bank transfer within a maximum of 7 days, provided that no damage, losses or extraordinary cleaning costs have been identified.
  • Condition of the property. All our properties are delivered fully equipped, clean and ready for your enjoyment. At the end of the stay, guests must leave the accommodation in a reasonable state of cleanliness and good condition. Any damage, breakages, losses or extraordinary cleaning costs may be deducted from the security deposit or claimed afterwards if necessary.
  • Booking amendments. Requests to change dates or accommodation must be made in writing as far in advance as possible. Amendments are subject to availability and may incur administration fees. In exceptional circumstances beyond our control, GR Estates may offer alternative accommodation of similar or higher standards.
  • Cancellation policy. Our cancellation policy is as follows:
    • Cancellation within the first 48 hours after booking: refund according to the applicable terms, less any administration fees where applicable.
    • Cancellations made more than 30 days before arrival: the refund conditions established for each booking may apply.
    • Cancellations made outside these timeframes: no refund of amounts already paid will be available.
    • Once the stay has commenced, no refunds will be issued for early departures or unused nights.

    Specific conditions may vary depending on the property or the booking channel used.

  • Number of guests. Only the persons listed in the booking confirmation may stay at the property. Exceeding the maximum authorised occupancy is not permitted without prior approval from GR Estates. Failure to comply with this condition may result in the immediate termination of the stay without entitlement to any refund. All guests must complete the online check-in process in accordance with the current Spanish regulations regarding the registration of travellers.
  • Guest responsibility. Guests undertake to use the property, furniture and equipment with due care. The lead guest named on the booking will be responsible for any damage caused during the stay, whether by themselves or by the other occupants or authorised visitors. Any incident or fault detected must be reported to GR Estates as soon as possible so that a prompt solution can be provided.
  • Breakdowns and incidents. If a breakdown occurs during your stay that has not been caused by the guests, our team will arrange repairs as quickly as possible. If the issue cannot be resolved within a reasonable period and significantly affects the use of the property, we will endeavour to offer alternative accommodation of similar or higher standards, subject to availability.
  • Personal belongings. GR Estates accepts no responsibility for the loss, theft or misplacement of personal belongings during your stay. Guests will also be responsible for the loss of keys or access fobs and must bear the cost of their replacement where necessary.
  • House rules. To ensure a peaceful environment and good relations with neighbours, guests must:
    • Respect the rules of the owners' community.
    • Avoid excessive noise, particularly during night-time hours.
    • Use the property's facilities responsibly.
    • Behave respectfully towards neighbours and other guests.

    Parties, events or activities that disturb the peaceful enjoyment of the property are not permitted unless expressly authorised.

  • Acceptance of these terms and conditions. By making a booking, guests acknowledge and fully accept these terms and conditions, as well as the holiday rental agreement that will be provided prior to arrival.

    GR Estates reserves the right to terminate the stay immediately in the event of a serious breach of these terms, without any entitlement to compensation or a refund
